Everything below is the complete set of rules — written the way we’d want to read them as guests.
Cancellation Policy
Full refund if you cancel at least 5 days before check-in.

| Less than 5 days before check-in | 50% of remaining nights | The first night is non-refundable; we refund 50% of the cost of all other nights. |
| After check-in / early departure | Unused nights at 50% | If you leave early, we refund 50% of the nights you did not stay. |
Worked example: a 3-night stay totaling $1,500 cancelled a week out is refunded in full — $1,500 back. The same stay cancelled 2 days before check-in refunds 50% of nights two and three ($500 back). If severe weather closes the roads, talk to us — we are humans and we reschedule generously.
Payment
- No payment is taken when you send a booking request — we confirm availability first.
- You receive the total price in writing (nightly rate + cleaning + tax) before paying anything. No service fees, ever.
- Written confirmation follows immediately after payment.
House Rules
Checking in and out
- Check-in after 3:00 PM — self check-in with a smart keypad
- Checkout before 11:00 AM
During your stay
- 14 guests maximum
- Pets allowed — dogs welcome (see pet policy)
- No parties or events
- No smoking anywhere on the property
- Quiet hours 11:00 PM – 7:00 AM — please respect the neighbors
- Commercial photography allowed
- The person booking must be at least 25 years old (does not apply to additional guests)
Pet Policy
- Dogs welcome — just mention them in your booking request. The quarter-acre backyard is fully fenced.
- Please keep dogs off beds and furniture, and don’t leave them alone in the house uncrated.
- Pick up after your dog in the yard.

Safety & Property
- Smoke alarms installed
- Carbon monoxide alarm installed
- Exterior security cameras: active only while the house is vacant — never during your stay, and they do not record
The hot tub and sauna have posted instructions and are for adult supervision — children should never use either unaccompanied. The fire pit is gas-free wood burning; never leave it lit unattended.
Privacy
The booking form collects only what we need to confirm your stay (name, contact, dates, party size). We never sell or share your details, and we don’t run tracking cookies on this site.
